Aplicamos los mismos criterios a una red, a un edificio o a una compañía. Ninguno decide por sí solo, pero cuando falta alguno preferimos no invertir.

Essential assets
Infraestructuras y servicios que siguen siendo necesarios cuando la economía se frena. Una red de acceso o un emplazamiento móvil se usan igual en un año bueno que en uno malo.
Infrastructure and services that are still needed when the economy slows. An access network or a mobile site is used just as much in a bad year as in a good one.

Predictable income
Contratos largos con clientes solventes, o una demanda estable que se pueda comprobar con datos de uso y no solo con previsiones.
Long contracts with sound counterparties, or steady demand that can be checked against usage data and not only forecasts.
Deuda prudente
Prudent debt
La financiación debe aguantar tipos más altos o ingresos más bajos sin obligar a vender. Preferimos crecer más despacio a depender de una refinanciación.
Financing must cope with higher interest rates or lower income without forcing a sale. We would rather grow more slowly than depend on a refinancing.
Equipos fiables
Reliable management
Personas con experiencia contrastada en ese activo concreto, que conocen su operación diaria y explican con claridad lo que va bien y lo que va mal.
People with proven experience of that particular asset, who know how it runs day to day and explain clearly what is going well and what is not.

Invertimos donde podemos formarnos una opinión técnica propia. Cuando un asunto queda fuera de nuestro campo, recurrimos a especialistas externos antes de decidir.
We invest where we can form our own technical view. When a question falls outside our field, we bring in outside specialists before deciding.

Valoramos el consumo energético, la posibilidad de compartir infraestructura y el efecto del activo en su entorno, porque también condicionan su valor futuro.

Un horizonte que marca el activo
A horizon set by the asset
Una red de fibra o un edificio bien situado pueden prestar servicio durante décadas. No tiene sentido medirlos con un calendario de pocos años. Por eso no fijamos de antemano una fecha de salida: el plazo depende del ciclo de vida del activo, de su estado y de lo que necesite para seguir siendo útil.
Un horizonte largo no significa inmovilismo. Revisamos cada inversión de forma periódica y nos preguntamos si seguimos siendo el propietario adecuado. Si otro puede cuidar mejor del activo, vender también es una decisión responsable.
A fibre network or a well-located building can stay in service for decades. It makes little sense to judge them over a few years. That is why we do not fix an exit date in advance: the timetable depends on the asset’s life cycle, its condition and what it needs in order to stay useful.
A long horizon does not mean standing still. We review every investment regularly and ask whether we are still the right owner. If someone else can look after the asset better, selling is also a responsible decision.

Proyectos compartidos con operadores o promotores que aportan la gestión diaria del activo.
Projects shared with operators or developers who handle the day-to-day running of the asset.

Cada operación sigue un orden parecido, aunque la profundidad de cada paso depende del tamaño y de la complejidad del activo.
